Description

About Blue Sky Communities

Blue Sky Communities is a mission-driven affordable housing developer headquartered in St. Petersburg, Florida. Since 2012, we’ve delivered high-quality, sustainable communities serving families, seniors, and veterans across the state. We partner with nonprofits and local governments to create housing that has a lasting impact.

The Opportunity

We’re seeking an organized, detail-oriented Acquisitions Specialist to support our affordable housing development team. This role plays an important part in identifying and evaluating development opportunities, tracking funding programs, coordinating project documentation, and helping move acquisitions through the pipeline.

This is an opportunity for someone who enjoys research, data, and project coordination and wants to contribute to meaningful real estate development. You’ll work closely with the Acquisitions team and collaborate across departments to ensure opportunities are well-researched, deadlines are met, and projects are organized for a smooth transition into development—all while helping identify sites where affordable housing can make a positive and lasting impact on the surrounding community.

What You’ll Do

Acquisitions Pipeline & Project Support

  • Coordinate acquisitions pipeline meetings, including preparing agendas, documenting action items, maintaining the pipeline database, and following up to ensure tasks are completed.
  • Track upcoming funding opportunities, application deadlines, and program requirements, communicating important updates to the Acquisitions team.
  • Prepare property fact sheets, due diligence spreadsheets, project reports, and supporting documentation.
  • Research property information and market details to help evaluate potential development opportunities.
  • Create maps and supporting materials that illustrate potential development sites and nearby services.
  • Organize project handoff materials as opportunities transition from Acquisitions to Development and Finance, ensuring due diligence, funding commitments, application materials, and other key information are complete and accessible.
  • Maintain accurate, organized, and up-to-date electronic project files in accordance with company procedures.

Funding Research & Government Monitoring

  • Track state and local government solicitations, including Requests for Proposals (RFPs).
  • Research and analyze previous Florida Housing Finance Corporation (FHFC) Requests for Applications (RFAs) to support funding strategy and application planning.
  • Monitor local government funding opportunities, program requirements, and housing initiatives.
  • Research local government affordable housing programs and related activities.
  • Monitor Affordable Housing Advisory Committee and Board (AHAC/AHAB) meeting schedules and relevant public meetings.
  • Maintain a forward-looking calendar of funding opportunities, application deadlines, and important meetings.
  • Attend meetings as directed and prepare clear, concise summaries of relevant findings and developments for the development team.

Contracts & Stakeholder Coordination

  • Prepare initial drafts of contracts, extensions, amendments, and deposit requests for review.
  • Assist with correspondence and coordination involving brokers, sellers, escrow agents, and other project participants.
  • Organize transaction-related documents and track outstanding items to support timely execution.
  • Help maintain clear communication and follow-through among internal team members and external partners.
  • Support the team in keeping acquisition activities organized, documented, and moving forward.
