Director of Maintenance


Nest Managers | Fayetteville, NC


We’re currently looking for someone to help grow our Asset Management position at Nest Managers, with a primary focus on maintenance coordination, property turns, and inspections.

We’re looking for someone who wants to grow with the company long-term. Our goal is for this person to take ownership of this area of operations and potentially oversee a new branch as we expand in the coming year.


This is a hands-on operational role for someone with strong residential maintenance experience who understands how homes work and can confidently identify maintenance issues, evaluate repairs, and coordinate the right solution.


Responsibilities

  • Manage maintenance work orders from initial request through completion.
  • Troubleshoot maintenance concerns and determine the appropriate repair or vendor.
  • Conduct occupied, vacant, and property condition inspections.
  • Identify property damage, deferred maintenance, safety concerns, and preventative maintenance needs.
  • Coordinate and communicate with residents, owners, vendors, and contractors.
  • Review estimates, completed work, photographs, and invoices.
  • Oversee vendor performance and ensure repairs are completed properly and timely.
  • Assist with vacant property turns and getting homes ready for market.

Qualifications

  • Residential maintenance, construction, facilities, or similar experience required.
  • Strong knowledge of common residential systems including HVAC, plumbing, electrical, roofing, appliances, crawlspaces, and general construction.
  • Ability to identify problems and determine the appropriate repair solution.
  • Strong organization, communication, and follow-through.
  • Comfortable using technology and property management software.
  • Valid driver's license and good driving record.

You do not need to personally perform repairs, but you must have enough hands-on maintenance knowledge to confidently evaluate issues, communicate with contractors, and ensure work is completed correctly.
