About Us:
We are a NYC-based developer / builder delivering high-end residential projects in Manhattan. Current portfolio includes luxury condominiums in Gramercy / Chelsea. We are hiring a dedicated Project Manager for our next ground-up development in Chelsea.
Role Overview:
The Project Manager will have full ownership of the project from pre-construction through closeout, punch list, and TCO. You will manage budget, schedule, subs, filings, and day-to-day coordination with ownership, architect, and engineers.
Key Responsibilities:
- Manage full lifecycle: pre-con, buyout, construction, closeout, TCO/CO, punch list
- Own and maintain project budget (Procore / Excel), cost tracking, change orders, and monthly owner reporting
- Create and update detailed CPM schedule (MS Project or Primavera)
- Lead buyout and negotiation of all trade contractors, review scope, level bids
- Run weekly OAC meetings, subcontractor meetings, and daily coordination with Superintendent
- Coordinate DOB filings, FDNY, Con Ed, inspections, and signoffs
- Review and process submittals, RFIs, shop drawings, and changing orders
- Quality control - enforce luxury-level finishes and detailed punch list management
- Ensure full OSHA / DOB safety compliance with site safety team
Requirements - Must Have:
- 5-10+ years as Project Manager for ground-up residential in NYC (Manhattan experience required)
- Proven track record delivering luxury condo / high-end residential projects ($10M-$75M+)
- Deep knowledge of NYC DOB process, inspections, TR1/TR8, TCO/CO process
- Proficient in Procore, MS Project or Primavera P6, Bluebeam, PlanGrid
- Strong financial acumen - budgeting, forecasting, cost reporting
- Bachelor’s degree in construction management, Engineering, Architecture or related
- Authorized to work in the US
Preferred:
- PMP or CCM
- OSHA 30, SST Supervisor Card
- Existing relationships with NYC high-end subs (concrete, facade, MEP, millwork)
- Experience with landmark / zoning challenges in Chelsea / Gramercy
