About this position

We are seeking an experienced Real Estate Asset Manager to oversee the performance and strategic management of a diverse New York City real estate portfolio consisting of 20+ buildings, approximately 3,500+ rental units, and 9M square feet of residential and commercial space.

The Asset Manager will be responsible for maximizing the financial and operational performance of the portfolio while working closely with property management, leasing, construction, development, accounting, legal, and senior leadership teams. This role requires a highly analytical, proactive, and detail-oriented professional who can balance day-to-day asset performance with long-term value creation.



Portfolio & Asset Management

● Oversee the financial and operational performance of a portfolio of 20+ NYC

properties.

● Monitor property-level performance, including revenue, collections, expenses,

occupancy, leasing activity, and net operating income.

● Identify opportunities to improve asset performance, increase revenue, control

expenses, and enhance property value.

● Develop and implement asset-level business plans and strategic initiatives.

● Regularly review property performance against budgets, forecasts, and investment

objectives.

● Track key performance indicators and provide actionable recommendations to senior

management.

Financial Analysis & Reporting

● Review and analyze property financial statements, operating budgets, forecasts, and

variance reports.

● Prepare portfolio and asset-level financial analyses, including NOI, cash flow,

operating expenses, and capital expenditures.

● Identify significant variances and work with property teams to understand and address

underlying issues.

● Assist with annual budgeting and reforecasting processes.

● Evaluate the financial impact of capital projects, operational initiatives, lease

decisions, and other asset-level investments.

● Prepare regular reports and presentations for senior leadership and ownership.

● Bank reporting

Property Operations

● Partner closely with property management teams to ensure properties are being

operated efficiently and in accordance with business plans.

● Monitor occupancy, collections, delinquency, turnover, maintenance, resident

experience, and other operational metrics.

● Review property-level challenges and develop solutions in coordination with relevant

internal and external teams.

● Maintain regular communication with property managers and other operating partners.

● Conduct property visits and assess building conditions, operations, and overall asset

performance.

Leasing & Revenue Management

● Monitor leasing activity, rental rates, concessions, renewals, and market positioning.

● Analyze market conditions and comparable properties to identify opportunities for

revenue growth.

● Partner with leasing and property management teams on strategies to improve

occupancy and rental income.

● Evaluate commercial and retail leasing opportunities where applicable.

Market & Investment Analysis

● Conduct market research and analyze NYC real estate trends, including rents,

occupancy, supply, operating costs, and regulatory developments.

● Evaluate potential acquisition, disposition, refinancing, renovation, and repositioning

opportunities.

● Support underwriting and due diligence for potential investments as needed.

● Assist with valuation analysis and hold/sell considerations.

Stakeholder & Team Management

● Collaborate with senior leadership, property management, accounting, construction,

development, legal, leasing, and other internal teams.

● Manage relationships with external consultants, lenders, brokers, vendors, and other

third parties.

● Establish clear accountability for asset-level initiatives and follow up on outstanding

action items.

● Present portfolio performance, key issues, and strategic recommendations to senior

leadership.

Capital Projects & Construction

● Work closely with construction and development teams on capital improvements,

renovations, repositioning initiatives, and major building projects.

● Monitor project budgets, schedules, scopes, and expected returns.

● Evaluate proposed capital expenditures and prioritize projects based on asset needs

and financial impact.

● Track the financial and operational impact of completed capital projects.

Qualifications

● 5+ years of experience in real estate asset management, preferably with

multifamily or mixed-use assets in New York City.

● Experience managing a portfolio of 3,000+ residential units.

● Bachelor's degree in Real Estate, Finance, Business, Accounting, Economics, or a

related field.

● Strong understanding of real estate financial statements, budgeting, forecasting, and

investment analysis.

● Experience managing or analyzing a significant real estate portfolio.

● Strong Excel and financial modeling skills.

● Experience with property management and/or real estate accounting systems

preferred.

● Strong knowledge of the NYC multifamily real estate market.

● Excellent analytical, organizational, and problem-solving skills.

● Ability to manage multiple properties, projects, and priorities simultaneously.

● Strong written and verbal communication skills.

● Ability to work effectively with senior executives and cross-functional teams.

Preferred Experience

● Experience with capital improvement and renovation programs.

● Experience with acquisitions, dispositions, refinancing, or investment underwriting.

● Familiarity with NYC housing regulations and real estate operating environment.

● MBA, MSRE, or other advanced degree preferred.

● Rent manager experience
