PART-TIME HVAC TECHNICIAN
Location: Marietta, GA
Pay: $25.00/hour
Hours: 20–25 hours per week
Position Overview
We are seeking a Part-Time HVAC Engineer to maintain and operate HVAC equipment, monitor building conditions, perform routine maintenance and repairs, and respond to HVAC service requests. This position is responsible for helping keep HVAC systems operating efficiently while maintaining occupant comfort and supporting overall building operations.
Essential Job Functions
- Provide maintenance and operating plans and procedures to keep all HVAC equipment in peak operating condition.
- Monitor equipment and operating conditions to assure occupant comfort while optimizing energy conservation.
- Monitor critical HVAC equipment operating procedures for potential equipment downtime due to malfunction and advise on areas requiring attention.
- Be accountable for the water treatment program, as assigned.
- Keep HVAC equipment logs, maintenance schedules, operating manuals, and diagrams current.
- Perform hands-on routine maintenance and repairs as needed on HVAC equipment.
- Accompany HVAC service contractors on property as directed.
- Perform periodic routine inspections of equipment and mechanical rooms, including cleanups and corrosion control.
- Monitor energy management systems to assure controls and schedules are functioning properly.
- Perform emergency maintenance as required to ensure building operation.
- Respond to HVAC maintenance requests, including hot and cold calls, and follow up to assure area temperatures are within operating guidelines.
- Monitor HVAC spare-parts inventory and advise inventory control on spares needed.
- Participate in acceptance and turnover of new equipment.
- Assure that all warranties, operating manuals, and diagrams are received and submitted to the office manager.
- Advise the Physical Plant Director on methods to fine-tune operating and maintenance procedures to minimize operating costs and maximize consistent operating temperatures.
- Perform other non-HVAC-related repairs and maintenance as requested.
Requirements
- Must be able to pass a background check.
- Must be able to pass a drug screen.
- Ability to work 20–25 hours per week.
- Ability to perform hands-on HVAC maintenance and repairs.
